What to consider before you appeal, and how to prepare evidence that decision‑makers actually use.

When an appeal can make sense

  • Your home is in a higher band than very similar nearby properties.
  • You have strong comparables and your property is genuinely smaller/less valuable.
  • There’s a clear data mismatch (wrong address/unit, duplicated record, etc.).

Evidence that usually matters most

  • Comparable properties: same type, size, and location with lower bands.
  • Property details that explain why a comparable is truly similar (not just nearby).
  • Clear notes explaining differences that reduce value (e.g., smaller floor area).

Risks and common pitfalls

  • Appeals can take time — plan for weeks/months, not days.
  • In rare cases, a review can go the other way if evidence shows the band is too low.
  • Averages and broad claims are weak evidence; close comparables are stronger.
