How to check your Council Tax band
A practical UK guide for verifying your band and understanding your result.
Council Tax bands are based on a property’s value at a historic valuation date. Most of the time bands are correct, but mistakes and edge cases do happen — especially where properties differ from nearby homes (extensions, conversions, unusual layouts, new builds, etc.).
1) Start with a postcode + address check
Use a postcode search to find your property and confirm the full address matches exactly. Address mismatches are a common source of confusion.
2) Compare similar properties nearby
- Look for the same property type (flat/terrace/semi/detached).
- Match size and layout as closely as possible (bedrooms, floor area if known).
- Prefer comparables on the same street/estate, then expand outward.
3) Cross-check using multiple datasets
A robust check should cross‑reference official valuation lists with reputable third‑party property and address datasets. This helps catch missing/duplicate records and improves consistency when property names, flat numbers, or formatting differs.
4) If it looks wrong, gather evidence before appealing
- Save addresses of truly comparable properties with lower bands.
- Note anything that makes your home less valuable than neighbours (e.g., smaller size).
- Avoid relying on “general area averages” — councils typically want close comparables.
Next step
If your band still looks high after cross‑checking, read the appeal guide to understand when an appeal makes sense and what evidence helps.
